Do I really need a lawyer?

It is not legally required, but highly recommended. The Notary does not check for physical legality or hidden debts. A lawyer is your only 100% independent protection.

Can I buy property without being in Spain?

Yes, absolutely. In fact, many of our clients complete the entire process from abroad. We can represent you using a Power of Attorney (POA). This allows us to apply for your NIE, open a bank account, and sign the purchase deed at the Notary on your behalf. We keep you informed via video calls and email every step of the way.

What are the costs on top of the price?

You should generally budget between 10% and 12% of the purchase price to cover taxes and fees.

  • Taxes: For second-hand homes, you pay ITP (Transfer Tax, varying by region). For new builds, you pay VAT (IVA) + Stamp Duty (AJD).

  • Fees: Notary fees, Land Registry fees, and legal fees. We will provide you with a detailed breakdown of costs before you make any offer.

What is the difference between a resident and a non-resident account?

es, Spanish banks regularly lend to international buyers. However, the conditions differ from those for residents. Typically, banks offer a Loan-to-Value (LTV) ratio of 60% to 70% for non-residents (compared to 80% for residents). We can introduce you to trusted mortgage brokers who specialize in international clients to help you secure the best rates.

What is the NIE and why do I need it?

he NIE (Número de Identificación de Extranjero) is your personal Foreigner Identity Number. It is mandatory for any fiscal activity in Spain. You cannot buy a property, pay taxes, or set up utilities without one. As part of our service, we handle the entire application process for you so it is ready before the signing date.

Can I rent my property on Airbnb (Short-term rental)?

It depends. Buying a property does not automatically grant you the right to rent it to tourists. Two conditions must be met:

  1. Municipal License: The Town Hall must issue a Tourist License (in some cities, these are currently restricted).

  2. Community Approval: The Community of Owners must not have banned vacation rentals in their statutes. We verify both of these factors during our Due Diligence to ensure your investment strategy is viable.
